Garage door problems don’t always start with loud noises or complete breakdowns. In many homes, the earliest warning signs appear quietly, especially when it comes to garage door cables. These components do much of the heavy lifting during daily operation, yet they’re often overlooked until something goes wrong.

In regions like Orange County and South Los Angeles, garage doors are used frequently as primary entry points. Over time, daily use combined with door weight and environmental exposure, can place steady strain on the cable system. When cables begin to wear or shift out of position, the door may still operate for a while, masking a developing issue.

Champion Garage Door frequently encounters cable-related problems that homeowners initially mistake for opener issues or track alignment concerns.

Why Cable Problems Can Sometimes Be Hard to Spot Early

Unlike springs or openers, garage door cables don’t usually fail all at once. Wear tends to develop internally, often hidden within the cable strands or near the drums. Therefore, early-stage cable issues may only show up as subtle changes in door movement or balance.

Homeowners may notice the door lifting unevenly, hesitating during operation, or making unusual sounds. In many cases, these symptoms are gradual enough to be ignored, allowing the problem to progress unnoticed.

How Cable Issues Are Often Connected to Other Door Components

Garage door systems function as a set of interdependent parts. When one component begins to wear, others are often affected. Cable problems frequently appear alongside wear in rollers, bearings, springs, or track alignment.

For example, incorrect spring tension can place extra load on one cable, while worn rollers can increase friction during movement. Over time, these conditions can cause cables to loosen, fray, or slip off the drum.

This interconnected nature is why experienced technicians evaluate the entire door system when addressing cable concerns, rather than focusing on a single visible issue.

The Safety Considerations Homeowners Should Understand

Garage door cables operate under constant tension and help manage the weight of the door during every cycle. When a cable is compromised, the door may no longer move in a controlled or balanced manner. In more severe cases, one side of the door can drop unexpectedly, slam shut or shift out of alignment.

Because of the forces involved, cable-related work requires controlled handling and proper tools. Attempting to adjust or repair cables without the right experience can increase the risk of injury or additional system damage.

When Professional Evaluation Makes a Difference

Catching cable issues early can help prevent larger repairs and unexpected downtime. Regular inspections, particularly for doors that see heavy daily use or support heavier panels, can reveal early signs of wear before failure occurs.

Professional evaluation also helps determine whether a cable issue is isolated or connected to other components that may need attention to keep the door operating evenly.

Supporting Reliable Garage Door Performance

While garage door cables are not the most visible part of the system, their condition directly affects performance, safety, and reliability. Understanding how cable issues develop can help homeowners recognize when it’s time to seek professional guidance rather than waiting for a sudden failure.

Champion Garage Door provides garage door cable repair services for residential systems throughout Orange County and South Los Angeles. Their work focuses on careful evaluation, appropriate service recommendations, and maintaining balanced door operation over time.

For homeowners noticing changes in door movement or balance, addressing cable concerns early remains one of the most effective ways to avoid more disruptive repairs later on.

A Virginia Beach woman is suing Liberty Military Housing, a property management company that provides homes to military families and personnel, after a garage door in her residence fell and injured her.

In September 2023, Tiffany Smith described what she called one of the scariest moments of her life. The garage door in her home suddenly came off the tracks and struck her in the neck.

Tiffany and her husband, Anthony, claim that before the incident they had repeatedly informed Liberty Military Housing that their garage door was malfunctioning and required maintenance. According to their lawsuit, the garage door was improperly repaired, which apparently caused it to come off the tracks and injure Tiffany.

“That moment I heard a cord snap from above,” Tiffany recalled. “And as soon as I just shifted a smidge to look up, that’s when it came down and hit me right in the neck.”

Based on Tiffany’s description, it is possible that a garage door cable snapped and came off the pulley on one side, causing the heavy door to shift and derail from its tracks.

Tiffany’s Broken Garage Door

The couple says Tiffany has suffered severe and permanent injuries, limiting her ability to function as a mother and wife. They also allege that their attempts to get help from Liberty Military Housing after the accident were ignored.

Local news outlet 13NewsNow reported that Liberty Military Housing issued the following written statement:

“Liberty responds to all maintenance requests and completes them promptly in accordance with Virginia law. When necessary, we engage specialized vendors to maintain systems or perform required repairs. Our employee-owners work diligently every day to provide residents with quality homes and communities that meet or exceed state standards. We are aware of the Smiths’ allegations and will review the basis for their claims when they are formally presented. As this is an active court case, we cannot provide further comment on the specific details, which the Smiths have not yet presented to Liberty.”

Cutting Costs on Garage Door Repairs Puts Residents in Danger

While no formal evidence of negligence has been established in this case, some property management companies often cut corners with garage door maintenance. In many cases, they use unlicensed or underqualified handymen who perform only minimal repairs to reduce costs, which can create safety hazards for residents.

Avoiding Problems When Your Garage Door Isn’t Working Properly

Tiffany’s case highlights how a seemingly minor issue, such as a misplace or broken garage door cable, can escalate into a major safety hazard resulting in serious injuries. If your garage door is malfunctioning, here are steps you should take:

Stop Using the Door Immediately

If your garage door is making unusual noises, looks uneven, or isn’t opening or closing smoothly, stop using it right away to avoid further damage or injury.

Report the Issue in Writing

Contact your property management company or landlord in writing (email, text, or certified letter) to document the problem. Be clear about the issue and request urgent repair.

Request a Licensed Professional

Specifically ask that a licensed garage door technician handle the repair. Garage doors are heavy, spring-loaded systems that can cause serious injuries if handled incorrectly.

Follow Up and Keep Records

If the property management company doesn’t respond promptly, follow up in writing. Keep copies of all emails, texts, or letters as evidence.

Consider Fixing the Garage Door

If management continues to delay or ignore repairs, it may be worth hiring a licensed garage door repair company yourself and keeping the receipt. While this can be an out-of-pocket expense, it’s far less costly than risking a serious or permanent injury to you or your loved ones.

Escalate if Necessary

If your concerns are ignored:

Contact your local housing authority or tenant rights organization.

File a complaint with the state consumer protection office.

If you are military housing resident, escalate the issue through your chain of command or the Military Housing Office.

Consider Legal Action

If you are injured because of poor maintenance, consult an attorney who specializes in premises liability or tenant rights.

When it comes to the safety and security of your home, always make sure to hire a qualified, licensed professional for repairs. While hiring an unlicensed handyman might save a little money upfront, the risk of serious injury and potential liability far outweighs the short-term savings. A licensed garage door technician has the training, tools, and experience to properly service complex overhead door systems and address underlying issues that could cause a heavy garage door to fail.

Summer heat can take a toll on your garage door’s components in multiple ways, making effective maintenance practices key for avoiding breakdowns and ensuring a smooth operation. Here are seven essential summer garage door maintenance tips to keep your garage door and garage door opener in top condition.

1. Clean and Lubricate Moving Parts

Clean garage door components, including hinges, rollers, tracks, door sections, and seals, to remove dust and debris. Use compressed air or a damp cloth for general cleaning. For tougher grime and grease, apply a mixture of baking soda or dish soap with water, or use a degreaser. Make sure to lubricate the door’s moving part right after cleaning.

2. Wash Your Garage Door

Regularly cleaning your garage door is a great way to keep it looking at its best. It helps remove dirt, grime, and other contaminants while also preventing chalking caused by sun exposure.

Use a garden hose and a sponge with soapy water for cleaning. Avoid abrasive or harsh cleaners, as they can damage the door’s paint or finish. Be cautious when using high-pressure washers, as they may peel the paint off the surface.

3. Inspect the Door Seals and Weather Stripping

Ensuring that your garage door is properly sealed helps prevent dust from accumulating on moving parts such as hinges and bearings. Dust buildup can cause abrasion and increase friction, leading to accelerated wear. Additionally, well-maintained seals help keep insects and vermin out of your garage and home.

To inspect your garage door weather stripping and seals, close the door and check for any light coming through the bottom, top, or sides. Ideally, little to no light should be visible. You can also test the bottom seal by pouring water just outside the door and checking for any leaks inside.

The seals are made of vinyl and can dry out due to exposure to both hot and cold weather. Replace worn seals as needed.

4. Ensure Proper Ventilation

Garages can become hot and stuffy during warm weather. The elevated summer temperatures may cause your electric garage door opener to overheat and potentially damage other belongings stored inside.

Installing garage door vents and roof ventilators can improve ventilation and airflow. Alternatively, you can leave the garage door partially open, though doing so may come with some disadvantages.

5. Test Your Garage Door Safety Features

Inspecting and testing your garage door safety features is a good practice, not just during the summer. To test your garage door sensors, obstruct them while the door is closing. The door should reverse and reopen. Clean and align the sensors to ensure they continue functioning as intended.

You can also test your electric garage door built-in entrapment protection by placing a paper towel roll directly below the door while it’s open, without obstructing the sensors. When you close the door using the electric opener, the door should hit the paper towel roll and reverse.

Consult a licensed garage door repair company in your area if your safety features do not work properly.

6. Insulate Your Garage Door

Insulation and insulated garage doors help reduce heat transfer through your doors from the outside. It can not only lower the temperature inside but also minimize noise transmission from outside, which can be particularly helpful if you live near the beach or in areas with heavy traffic.

If your garage door is not insulated, there are specific insulation kits available that you can purchase and add to your existing door. As a rule of thumb, insulation material with a higher R-value will provide better insulation. Keep in mind that insulating your garage door will add weight, which may require you to adjust the spring tension or, in some cases, replace the springs with a different size to better counterbalance the added weight.

7. Determine If Your Garage Door Needs Repairs

During maintenance, inspect your garage door for signs of breakage, damage, excessive wear, or other abnormalities.

Check the mounting brackets and tracks.

Inspect moving parts such as rollers, springs, pulleys, bearings, and hinges.

Examine the door cables to ensure they are not rusty or frayed.

Check alignment and test the door balance.

Check the door sections for cracks or buckling.

Inspect and tighten any loose bolts, screws, and nuts.

If you’re unsure how to perform more complex repairs beyond basic maintenance, contact a garage door repair company in your area.

Schedule Repairs with a Local Garage Door Professional

Always ensure that you contact a legitimate, licensed door contractor to protect yourself from fraudulent or malicious entities. If you’re seeking service in Orange County or anywhere in California, you can verify a garage door repair company’s license by searching for their business name on the California State License Board (CSLB) website. Learn more about the process here.

Champion Garage Door Repair is a licensed contractor and certified dealer with over 15 years of experience serving Orange County and the South Los Angeles area. Contact us today to schedule your repair or consult with one of our professionals.

Step 5: Charge and Test the Battery

Plug your garage door opener into the outlet to begin charging the backup battery.

Allow 24 hours for the battery to be fully charged.

After 24 hours, unplug the opener and test its operation to confirm the new battery is functioning properly.

What Battery Do You Need for Your Garage Door Opener?

The recommended replacement battery backup for your garage door opener is the LiftMaster 485LM or Chamberlain 41A6357-1. Both models are essentially identical.

Key Details:

Lifespan: The battery typically lasts 1 to 3 years under normal usage conditions.

Maximizing Battery Life: To extend the life of your backup battery, disconnect it if the garage door opener will not be used for an extended period.

Power Supply: Once fully charged, the backup battery provides 12Vdc power to your garage door opener, enabling normal operation during a power outage for approximately one to two days.

As the cold months approach, you may want to take a moment ensure your garage door is prepared for winter. Proper preparation and maintenance not only protect your garage and door from rainfall and potential water damage but also improves energy efficiency, saves on future repair costs, and keeps your garage functioning smoothly throughout the winter.

Here are seven expert tips for winter maintenance to help get your garage door ready for the cold and rainy season.

1. Inspect and Lubricate Moving Parts

Start by inspecting all the moving parts of your garage door, including the hinges, rollers, and bearings. Look for cracks, rust, excessive looseness, and overall wear. Cold weather in the winter can cause these parts to stiffen or seize up, leading to binding or functional issues, such as the garage door not opening or closing properly. Replace worn parts and lubricate them to ensure smooth operation throughout the winter and beyond.

2. Test and Replace Weather-Stripping

Your garage door’s weatherstripping is essential for keeping out cold air, dust, debris, water, and pests, while helping to maintain a consistent temperature inside. Check for cracks, gaps, or signs of wear, and replace the weather-stripping if necessary.

Worn Garage Door Bottom Seal With a Missing Piece at the End

Inspect the vinyl molding along the top and sides of the garage frame, as well as the bottom seal of the door. Make sure the vinyl isn’t dry, falling apart, or damaged, and that it seals properly. A simple test is to close your garage door during the day and check for any light passing through (though a small amount of light is normal). If your garage door is uneven, align it accordingly. Use a weather guard or a larger seal to close any gaps at the bottom if your garage floor is uneven.

3. Check Your Garage Door Balance

An off-balance garage door can put unnecessary strain on various components, including the garage door opener, especially in cold weather. To check the balance, disconnect the opener and manually lift your garage door halfway and then three-quarters of the way. If it stays in place, the door is balanced. If it moves or doesn’t stay in place, the springs may need adjustment or replacement.

4. Prepare the Garage Door Opener

In colder months, garage doors can malfunction due to the low temperatures. Materials tend to shrink, affecting the parts and leading to increased friction. Additionally, electrical resistance in conductors typically rises in cold conditions, which can result in poor conductivity and reduced current flow. Rainfall and cold temperatures may also cause moisture to condense inside your garage door opener, leading to corrosion and short circuits.

To prepare your opener, adjust its force settings to ensure proper calibration of current flow. Make sure the garage door opener is covered with its designated cover. If necessary, adjust the chain or belt and ensure that all electrical wires are secured in place.

5. Check Sensors and Safety Features

Water and rainfall during the winter can cause garage door sensors to malfunction. To prevent issues, ensure your sensors are properly elevated above the garage floor, typically 4 to 6 inches. Additionally, align the sensors, clean them, and test the auto-reverse function to ensure that your garage door’s safety features are working correctly.

6. Insulate Your Garage Door

If your garage door isn’t insulated, you could be losing a significant amount of heat during the winter months. Insulating your garage door or installing an insulated garage door can help keep the space warmer, improve your home’s overall energy efficiency, and protect your vehicles from the cold.

When you park your vehicles inside your garage, cold temperatures can significantly impact their performance. For example, the cold can affect the battery’s ability to hold a charge and start the car, cause engine oil and other fluids to thicken, decrease tire air pressure, and exacerbate wear and stress on your vehicles’ electrical components.

Many garage door insulation kits are available for a DIY project. Keep in mind that in most cases, the added weight may require you to adjust the spring tension or install springs capable of supporting the increased weight.

7. Prepare Your Garage and Garage Door for a Flood

If you live in an area prone to floods, your garage often seen as a mere storage space, can be particularly vulnerable. Start by inspecting the garage foundation and identifying any low spots that might collect water during heavy rain. To protect your valuable items, elevate them off the ground using sturdy shelving or waterproof plastic bins for tools, equipment, and other essentials. Additionally, keep flood barriers readily available to reduce the risk of water damage to your garage and garage door.

Essential Steps to Winterize Your Garage Door

Taking the time to prepare your garage door for winter can save you from costly repairs and headaches down the road.
Huntington Beach, CA, often referred to as “Surf City,” is renowned for its attractive beaches, climate, and coastal lifestyle. However, property owners in this beautiful locale face unique challenges when it comes to their garage doors due to the proximity to the ocean.

The salty air from the beach can accelerate corrosion on garage doors, springs, opener components, and metal fixtures, while the constant exposure to sea breeze and humidity can lead to rust and deterioration of the door panels and the equipment. These conditions make regular maintenance and timely repairs essential for preserving the functionality and aesthetics of garage doors in Huntington Beach.

So, in addition to common garage door issues, here are the problems that as a Huntington Beach resident, you’re most likely to experience.

1. Corrosion and Rust

The salty air from the ocean accelerates the corrosion process, causing garage door springs, tracks, hinges, and other metal components to rust. This can weaken the structural integrity of the garage door and lead to more frequent repairs.

Rusted Garage Door Components Near the Beach

2. Paint Problems

The constant exposure to salty air and high humidity can cause the paint on garage doors to peel and flake. This happens when the salt and humidity penetrate the paint layer, causing it to lose adhesion, and the paint to bubble and blister. Once the paint starts to fall apart, the exposed surface becomes more susceptible to corrosion.

3. Weather Stripping Deterioration

The weather stripping around the garage door, which helps seal out moisture and air, can deteriorate more quickly due to constant exposure to the salty, humid air. This can lead to salty air penetrating the garage structure more easily, potentially affecting the garage door hardware and making it harder to regulate the temperature inside.

4. Malfunctioning Garage Door Opener & Electrical Problems

Garage door opener components such as wiring, connections, circuits, sensors, and other electronic mechanisms can be affected by the salty and humid environment, leading to malfunctions or failures. This can result in the door not opening or closing properly, intermittent functionality, and short circuits.

5. Noisy Operation

Exposure to salt and humidity can cause parts to corrode or wear out more quickly, leading to increased noise and vibration during the operation of the garage door. This can be both a nuisance and a sign of underlying issues that need to be addressed. For example, salt and humidity can penetrate garage door bearings, increasing friction and wear.

6. Warping and Swelling of Door Sections

Humidity and frequent exposure to moisture can cause wooden garage doors to warp and swell. This can lead to misalignment problems, binding, sticking, and difficulty in opening and closing, as well as gaps that allow drafts and pests into the garage.

Avoiding Common Problems in the Coastal Area of Huntington Beach

Follow these prevention and maintenance tips to keep your garage door in good working order:

Regular Cleaning

Clean your garage doors once a week to remove salt deposits and other contaminants. Use a mild detergent and water to wash your garage door, then rinse and dry thoroughly.

Paint Maintenance

Before painting, apply a primer and use a sealant to protect the paint layer. This extra barrier helps against moisture and salt penetration. Promptly remove any peeling paint and use touch-up paint for repairs.

Use Protective Coatings

Apply a clear protective coating to your garage door to prevent chalking, improve durability, and better resist environmental factors and salty air from the beach.

Regular Maintenance

Lubricate the moving parts of your garage door every six months to ensure smooth operation. Inspect both the door and frame to ensure they are properly aligned and sealed. Adjust the garage door as needed to close any gaps that may develop over time, preventing drafts and salty air from entering the garage and damaging the door’s components.

Timely Repairs

Address repairs promptly. Replace worn or rusted parts to prevent sudden breakdowns and ensure the safe operation of your garage door.

Install a Garage Door Made from Resistant Materials

Garage doors made from wood, aluminum, and powder-coated steel are known for their resilience against salty air, corrosion, and various weather conditions. Wood offers a classic aesthetic and can be treated to withstand moisture and decay. Aluminum’s durability makes it ideal for coastal areas prone to corrosion. Powder-coated steel provides robust protection against rust and enhances durability against the elements.

How Much Does It Cost to Fix Garage Doors in Huntington Beach, CA?

The average cost of a garage door repair in Huntington Beach is $500.
After a long period of use, garage doors can be affected by factors such as friction, contamination, vibration, and overloading, which can lead to potential failures. This post will help you identify common signs of wear and proactively repair your garage door to ensure it continues to operate safely and smoothly.

1. Residue in the End Plate Area

Black powder and metal shavings may accumulate in the end bearing plate area due to worn bearings or misalignment of the torsion assembly. The movement and friction between the torsion tube and end bearing can grind and weaken the metal parts, leading to deformation or breakage.

Residue in the End Plate Area: Bearing Starts to Wear Out

This issue can cause the garage door cable to repeatedly come off the pulley, and in extreme cases, the garage door torsion tube to shear off.

2. Worn Door Cables

The garage door cables contain several wire strands. When a wire strand wears out or bends, each of the cable’s strands adjusts to accommodate the difference in weight and supports a greater load. This increases the chances of the strands breaking due to overloading.

Kinks, Twists, and Distortions of Garage Door Cables

The door cables can wear out and break due to various factors, including fatigue and repeated bending, prolonged exposure to heat and moisture, a sudden release of tension, overloading, friction, and improper installation.

3. Cracked Garage Door Sections

Cracks in garage door sections can originate from various sources, including fatigue, stress, poor manufacturing, corrosion, and natural events such as earthquakes, floods, storms, and high winds. Initially, cracks may be microscopic, but if the steel lacks sufficient toughness or thickness, they will gradually grow over time.

Cracked Garage Door Section

Large cracks can lead to structural failure of the garage door, causing sections to buckle under the weight and potentially causing the door to come off the tracks and collapse. If the issue is detected early enough, the garage door sections can be repaired by reinforcing them with steel struts.

4. Residue on the Garage Floor

Accumulation of black powder and metal shavings on the garage floor or on the outer side of the garage door is usually caused by the opener’s trolley grinding on the opener’s rail. Increased friction when the garage door opens and closes weakens the trolley until it breaks and can also stain the garage door floor or damage the garage door’s finish or paint with residue.

Worn Garage Door Trolley

The issue can be repaired in the early stages by lubricating the opener’s rail and making adjustments such as aligning system components and balancing the door.

A proper inspection and maintenance can help you catch issues early on, avoid costly repairs, and improve the overall performance and safety of your garage door. Inspections and keeping written records can also help you determine the rate at which your garage door is wearing out and proactively replace worn parts before they fail. Consult a licensed garage door repair company if necessary.

Maintaining the garage door and its moving parts involves several basic steps to ensure the door’s optimal performance and longevity:

1. Cleaning

Regularly clean the door’s moving parts to remove dirt, debris, grease, and other contaminants that can accumulate on the surface. You can use a degreaser or cleaner designed for this purpose and follow manufacturer recommendations for cleaning procedures.

2. Lubrication

After the cleaning phase, apply lubrication to reduce friction, minimize wear, and ensure smooth operation. Choose the appropriate lubricant based on factors such as operating conditions, temperature, and load requirements.

Apply lubricant according to manufacturer guidelines, and reapply as needed to maintain proper lubrication levels. Avoid rust removers, degreaser or penetrating oils when lubricating the garage door.

3. Inspection

Periodically inspect the garage door sections and moving parts, such as rollers, springs, door cables, drums, pulleys and bearings, for signs of wear, damage, or corrosion. Look for any abnormalities, such as excessive play, noise, or vibration, which could indicate potential issues.

4. Balance and Alignment

Test the garage door balance and check the alignment of the door tracks, hinges, and torsion assembly. Properly balanced and aligned garage doors experiences less friction, vibration, and stress, leading to reduced wear and tear on components.

5. Tighten Hardware

Start with a thorough visual inspection to assess the condition of hardware and supporting brackets. Utilize appropriate tools such as wrenches or impact wrenches. Overhead garage doors typically use 5/16-inch, 3/18-inch, and 7/16-inch (11mm) 12-point nuts, screws, and bolts. Apply force gradually and evenly, taking care to avoid over-tightening, which can cause damage, or under-tightening, risking hardware failure.

6. Proper Handling

Handle garage door parts with care to avoid damage during installation, operation, and maintenance. Follow proper procedures for handling, repair, and securing components to prevent distortion, bending, or other forms of mechanical stress.

7. Maintenance Schedule

Implement a preventative maintenance schedule to regularly inspect, clean, and lubricate the garage door. This proactive approach can help identify and address potential problems before they escalate, minimizing downtime and costly repairs.

8. Protection and Prevention

Protect the garage door’s moving parts from environmental factors such as moisture, dust particles, contaminants, and extreme temperatures that can accelerate corrosion and wear. Use appropriate weather stripping to protect components such as bearings, rollers, springs, and hinges from harmful elements and prolong their lifespan.

Follow these essential steps every 6 to 12 months to inspect and maintain overhead garage doors. Address any issues promptly to prevent further damage and ensure safe operation, reliability, optimal performance, and longevity of garage doors, openers, and springs across various applications. These steps can help you maximize the efficiency and service life of overhead door systems and reduce the need for frequent repairs or sudden breakdowns. It’s always recommended to use licensed contractors to perform inspections, maintenance and repair work.

Long-term exposure to contaminants and the elements causes damage to garage doors and can lead to extensive repairs when not contained properly. Here are the four most common contaminants that can affect steel, wood, and aluminum garage doors, and how to avoid them.

1. Dust

Airborne dust particles accumulate onto the garage door panels. The dust can cause issues such as discoloring and act as an abrasive layer that scratches the garage door’s paint, finish and protective coat. Regularly clean and wash the garage door to avoid damage from dust.

2. Mildew and Mold

Mildew and mold fungi thrive in damp and humid environments. They feed on and decompose organic materials, including wood garage doors. These fungi not only damage garage doors but can also cause allergic reactions, respiratory issues and other health related problems.

Keep wood garage doors dry to prevent mildew or mold damage. Ventilate the garage and control indoor humidity levels. Use proper coatings to prevent moisture from penetrating the wood panels.

3. Rust

Rust may start accumulate on steel garage doors and hardware when they are exposed to air, water, and moisture. Salt air in coastal areas can also corrode metal and steel garage doors and may damage wood garage doors if not properly sealed.

Rusted Garage Door Panel

To avoid rust damage, regularly clean garage door panels to remove dirt, debris, and salt particles. Keep the garage door area dry with proper drainage and garage door weather stripping. Repair scratches with touch-up paint and apply clear coating as needed. Use galvanized garage door springs, parts, and hardware. Install aluminum or wood garage doors when possible. Lubricate the garage door mechanisms.

4. Chalk

Chalk is the appearance of a loose powder on the garage door surface. It happens when the paint or finish is breaking down due to sunlight exposure (known as UV degradation). The process reduces the natural gloss of the garage door and makes its paint appear faded and like it has been diluted. Chalking is more common in garage doors that are painted in white and light colors. To avoid chalk and damage from the sun, regularly clean the garage door and use proper coating.

Address damage from contaminants in a timely manner to prevent extensive repairs and avoid complete replacement of garage doors. Ask your garage door repair company to inspect the door’s weather stripping during the next service call, and replace garage door moldings and bottom seals when they are no longer effective.

A garage door is more than just an assembly of panels that opens and closes; it consists of different moving parts like springs, pulleys, hinges, rollers, and other mechanisms which will wear out over time.

What Causes Your Garage Door to Wear Out?

Nearly all new garage doors last at least 3-5 years without needing major repairs. However, with regular use, it’s really at the 8-10 years mark when significant repairs are required. Several reasons contribute to worn-down mechanical garage door parts, but ultimately, it boils down to the following three root causes.

1. Abrasion

Abrasion is the process of scuffing or scratching. It happens when contact takes place between two or more surfaces in motion, with one surface removing material from the other. In overhead door systems, abrasion can occur when the rollers rotate inside the door’s tracks, the torsion tube rotates within a bearing or bushing, cables wrap around the pulleys, and when the trolley travels along the opener’s rail.

Broken Garage Door Hinge

2. Corrosion

Corrosion is an electrochemical reaction process that occurs when metal is exposed to air moisture and other substances, such as salty air. The most common type of corrosion is rust, which accelerates the wear of the garage door mechanisms. Rusted equipment can also pose a safety hazard, as corroded metal parts like door panels, supporting brackets, tracks, springs, bearings, cables, and hinges are structurally damaged. In untreated severe cases, this process may cause the garage door to buckle under its own weight and collapse.

Corroded Garage Door Cables

3. Fatigue

Fatigue is the initiation of cracks due to the continuous application of loads and stress. In metal components, cracks continue to grow until they exceed the toughness of the metal. Load-bearing objects such as garage door torsion springs and extension springs will experience fatigue over time, resulting in a fractured coil (broken spring). Corrosive agents like rust can accelerate the propagation of cracks, leading to premature breakage.

Fractured Garage Door Spring

How to Reduce Breakage and Minimize Repairs

Proper installation of garage doors, springs, and openers, along with adequate maintenance and lubrication, is key to ensuring smooth and continuous operation of the garage door, and reducing the rate of wear. Proper weather sealing also helps prevent corrosion caused by moisture, salty air, or rainwater, as well as abrasion caused by dust particles.

On the other hand, misaligned components, balance problems, and a lack of lubrication will cause metal parts to scrape destructively against each other, causing excessive heat, noise, structural damage, and failure. Consult a licensed garage door repair company for more maintenance solutions for your garage door.
