Champion Garage Door recently completed another garage door repair project in the Fountain Plaza Community. As the community’s preferred garage door company, Champion has been repairing and replacing dozens of garage doors in the neighborhood over the years.
The Fountain Plaza Community is a relatively small complex with 108 residential units, located directly across the street from the Fountain Valley Promenade shopping center. Each home features a detached two-car garage.
Scheduled Maintenance Appointment
A call came in from a customer in the Fountain Plaza Community reporting that their garage door wouldn’t open. Luckily, their car wasn’t trapped inside the garage, so emergency repair service was not required.
Champion’s staff coordinated the appointment, and a certified technician arrived at the location at the scheduled time. Upon arrival, the technician inspected the garage door and diagnosed the issue: a broken spring and a faulty opener.
Garage Door Spring Repair in Fountain Valley Done Right
The customer’s garage door was using a single spring setup, which has some drawbacks. The technician explained the pros and cons of single vs two springs systems, outlining the advantages of upgrading and offering several repair options and springs at different price points, along with his professional recommendation.

After reviewing the options, the customer chose to replace the broken spring and convert the system to a dual-spring setup. The technician performed the necessary calculations to ensure a proper conversion and then began the work.

First, the broken spring was removed by disassembling the torsion system, including the cables, drums, and torsion tube. The technician then reassembled the system, installed two new springs, applied the required tension, recalibrated the springs, and tested the garage door balance to ensure smooth and safe operation.
When a Broken Spring Breaks Your Garage Door Opener
A broken spring wasn’t the only issue; the customer also had a Genie garage door opener with a trolley that had broken and detached from the rail. It’s likely the garage door was operated with the broken spring, causing the added weight to put excessive strain on the opener components and ultimately break the trolley.

Although the rest of the Genie opener mechanisms appeared undamaged during the initial inspection, there was no way for the technician to confirm they were still functioning properly until both the spring and opener trolley were repaired and replaced.
The technician explained this to the customer, noting that only after the spring and trolley were replaced could he fully test the opener to determine if any additional damage had occurred.

To replace the broken trolley and fix the door opener, the technician had to disassemble the garage door opener’s rail and remove it from the garage header. He then inserted the new trolley, connected it to the garage door, and recalibrated the opener limits. While some Genie models require full rail disassembly to replace the trolley, in this case, we were able to slide the new trolley into the rail assembly without taking the rail apart.
Safety Concerns During the Repair Work
During the final inspection of the garage door, the technician discovered that the garage door safety sensors were improperly installed on the garage ceiling, rather than on the left and right sides of the garage door opening.
By design, safety sensors should be mounted approximately 6 inches above the floor on either side of the door. This placement allows the sensors to detect any object, person, or pet obstructing the doorway, preventing the door from closing and reducing the risk of injury or damage.
Mounting the sensors on the ceiling defeats their safety function as also defined by UL 325, as they can no longer detect anything at ground level.

The technician explained this to the customer. However, the customer had intentionally chosen to have the sensors mounted on the ceiling, as they did not want the safety feature enabled.
Fountain Plaza Community Requirements for New Garage Doors
While some HOAs in Fountain Valley may be responsible for maintaining garage doors within the communities they manage, homeowners in the Fountain Plaza Community are solely responsible for the maintenance, repair, and replacement of their garage doors and garage door openers.
The Fountain Plaza Homeowners Association enforces strict requirements regarding the appearance of garage doors to maintain a uniform aesthetic throughout the community. According to HOA guidelines, homeowners are permitted to install only short panel steel garage doors in white.
